America In Focus: Affordability concerns rise as Fed hikes key rate, mortgage rate reaches nearly 7%

Higher Rates Add to Household Pressure

Rising prices for groceries, gasoline and housing remained central economic concerns for Americans during the week. These costs are influencing household and business decisions while affordability gains importance before the midterm elections.

The Federal Reserve raised its benchmark interest rate by a quarter point to about 3.9%. This was its first increase since 2023, and policymakers signaled another rise to 4.1% could occur later this year.

That increase aims to control persistent inflation but may gradually raise borrowing costs. Mortgages, auto loans and credit cards could all become more expensive for consumers already facing high everyday expenses.

Mortgage Rates Move Close to 7 Percent

The average rate on a 30-year fixed mortgage climbed to 6.95% from 6.76% the previous week. One year earlier, the same rate averaged 6.26%.

This marked the fourth consecutive weekly increase and the highest level since January 30, 2025. Homebuyers waiting for lower financing costs may therefore face a longer delay.

Rates on 15-year fixed mortgages also increased to 6.26% from 6.09%. They stood at 5.41% a year ago, adding pressure for borrowers seeking to refinance their homes.

Spending and Employment Remain Resilient

Retail sales rose 1.2% in August after a revised decline of 0.5% in July. Economists had expected a smaller monthly gain of 0.7%.

Excluding gasoline stations, sales increased 1.1%, although the figures were not adjusted for inflation. Online retailers gained 2.6%, while clothing and furniture stores also recorded increases.

New unemployment claims fell to 196,000 from 206,000, reaching their lowest level since mid-July. The four-week average declined to 203,250, reinforcing evidence that layoffs remain uncommon.

Wall Street ended an uneven week with little overall movement. Brent crude approached $110 per barrel before retreating to $104.07, leaving oil prices lower for the week despite sharp fluctuations.
